The short version: Caddy's Sunpubs Restaurant Group took over The Island Grille & Raw Bar from Steve Westphal, who had operated the waterfront restaurant for four years and framed the sale as a season of family time with his wife Nancy and their grandchildren. Westphal is still working, just up the road at Parkshore Grill on Beach Drive in downtown St. Petersburg, where he has been since 1996. Sunpubs is keeping the Island Grille name, and the address is unchanged at 210 Madonna Blvd.
Why one restaurant sale is a whole-island story
Look at what actually anchors dinner on Tierra Verde. There is The Island Grille & Raw Bar on Madonna. There is Sea Worthy Fish + Bar, opened about five years ago by Chef Jason Ruhe and Hope Montgomery, who also run Brick & Mortar Kitchen + Wine Bar in downtown St. Pete. There is Tony & Nello's Southern Italian at 1136 Pinellas Bayway S, a family-owned Italian kitchen that has been on the island for close to 40 years. There is Alsace French Bistro, Billy's Stone Crab at 1 Collany Rd, Vista at the Top for the rooftop crowd, and a handful of smaller spots like DeRusso's Pizzeria, Paradise Grille, and Smugglers Tavern.
That is the entire everyday universe. OpenTable, as of late July 2026, still shows only one Tierra Verde restaurant in its inventory, which tells you something about how the island's dining scene works. Reservations happen by phone or walk-in. The rooms are known. The staff is known. When one of the anchors sells, the residents feel it before the tourists notice.
What actually changed at 210 Madonna
Sunpubs is not a boutique operator. Caddy's is a regional group with a specific formula: beachfront volume, live music, casual food, high turnover. The Island Grille under Westphal was, per longtime local coverage, the kind of place that functioned as a staple for island residents while catching plenty of beach traffic from Fort De Soto day-trippers. Deck seating, raw bar, tropical drinks, the cook-your-catch program that regulars leaned on.
The transition is worth watching for three specific reasons:
- Volume model. Caddy's traditionally runs a higher-capacity, higher-tempo room than Westphal did. That changes wait times, noise level, and the mix of who is sitting at the bar on a Tuesday.
- Menu direction. Whether the raw bar and the cook-your-catch stay intact is an open question. Neither has been publicly confirmed as protected in the transition.
- The marina connection. The Tierra Verde Marina Resort project is planned to include a boutique hotel adjacent to The Island Grille, which means the restaurant is not a standalone room in the long run. It is part of a bigger site plan.

The Island Grille under prior ownership leaned into deck seating, an oyster bar, happy hour, daily specials, and the chef-cooks-your-catch program. Whether all of that survives the transition is the summer's real question.
Chef Jason Ruhe's Sea Worthy Fish + Bar is the counterweight. It is a strip-center room without the water view, and the food is the reason to go. Locals describe it as easy to overlook and hard to forget once you know it.
Tony & Nello's is the family kitchen. Neapolitan and New York-style pizza, hearty pastas, traditional Italian. On a Sunday night in July, when Sea Worthy is booked and you do not feel like dressing up, this is the answer.
Fort De Soto is the other half of the equation
Almost every conversation about food on Tierra Verde eventually loops through Fort De Soto Park, because the park sets the rhythm of the island's weekend traffic. The park draws more than 2.7 million visitors annually and rarely feels crowded except on summer holiday weekends. That is a specific traffic pattern residents plan around.
Some numbers worth carrying in your head this summer:
- 1,136 acres, 3500 Pinellas Bayway South, and the park boundaries include beach areas, a dog beach, restrooms, the historic fort, and parking.
- Roughly 7 miles of bike paths along Anderson Blvd, plus another 7 miles along the Pinellas Bayway leading into the park.
- The park entrance runs over Bunces Pass Bridge at the end of the Pinellas Bayway onto Madelaine Key.
- Top Water Kayak rentals sit near the Arrowhead picnic area, with a 2.25-mile self-guided mangrove trail.
- The historic batteries have been on the National Register of Historic Places since 1977.
The practical implication for a summer weekend: if you are eating on the island after a park day, you are competing with everyone else who had the same idea. The Island Grille sits closest to the Bayway and catches the first wave. Sea Worthy and Tony & Nello's, deeper into the island's commercial spine, absorb the second. The summer moves worth making
- Go to The Island Grille once before Labor Day. Form your own read on the Sunpubs direction. Do not rely on someone else's post-transition review.
- Book Sea Worthy on a Thursday. Friday and Saturday get thin fast. Thursday is when the kitchen is loose and the room is quiet enough to actually talk.
- Treat Tony & Nello's as your rain plan. Summer storms in July and August are not hypothetical. When the deck seating on the water gets rained out, the Italian room three blocks inland is the neighborhood's default backup.
- Use Billy's for the piano bar window. Piano Bar runs Friday and Saturday from 5:30 to 7:00 PM. That is a specific ninety minutes that most residents underuse.
- Ride the paved trail in on a weekday morning. The 7-mile Bayway path into Fort De Soto is a different park before 9 AM than it is at noon. Coffee at Rick's Produce on the way back if you want to keep it local.
What we are watching from here
Three things will decide how the second half of 2026 shakes out on the island. First, whether the Sunpubs-era Island Grille protects the raw bar and the cook-your-catch program, or pivots to a higher-volume model that changes who eats there on a weeknight. Second, whether the Marina Resort's boutique hotel component moves off paper and toward a real construction schedule. Third, whether the rest of the island's rotation adjusts. When one anchor changes hands on a small island, the other rooms feel the pressure to define themselves more sharply. Sea Worthy and Tony & Nello's do not have to do anything to hold their regulars, but Alsace, Vista at the Top, and the smaller rooms may.
